| The former carriage house and staff quarters of the historic Richmond Court Hotel has been completely transformed. Every feature of the classic shingle style Victorian has been preserved, restored and complemented with the modern essentials, from gourmet kitchen to in-floor radiant heat. Situated on the desirable “Nubble” and steps to Long Sands Beach this distinctive home offers over 3000 square feet of outstanding finished space in the main house, garage office, and summer bedroom. Originally the Port Cochere, the Kitchen performs overtime duty as the main entry, laundry, and bill-pay center – not to mention a perfect working space for the gourmet chef. Soapstone counters and sink complement the Cherry Cabinets and Stainless Steel appliances.

| Two steps down from the kitchen is the Great Room (22 x 34). Styled in the arts and crafts movement initiated by Gustav Stickley in the early 1900’s, the room features over 34 feet of custom built-ins derived from the Stickley catalog. Surrounding the living space, the built-ins provide a second home office as well as extensive storage and display space.
Ten foot ceilings provide a grand sense of proportion. A remote controlled gas fireplace with slate surround and 46” DLP HDTV share the rooms focal point. Huge walls of glass provide the primary natural light and stained glass and a custom niche offer sunny accents throughout the day. Heart Pine floors add to the charm of the historic structure.
The dining area occupies the former groom’s office – the beadboard walls and ceiling and fir floor serve as a reminder of the past. The huge and irreplaceable 6 x 8 double hung window no longer operates but ventilation is not a problem with 6 clerestory windows and 2 ceiling fans. An alabaster ceiling fixture and matching sconce provide a calm glow.

A reclaimed mahogany East Lake door stands as the entry to the first floor Master Bedroom). The former carriage bay is accessed through the former tack room flanked by double ten foot “his and her” closets. Double sets of drawers ensure ample clothes storage. Bonus storage above is a great place for occasional items.
The master bedroom retains original barn windows with walls of glass in place of the original carriage doors. Exit front to the garden or rear to the private patio. Double fans provide cooling and night time light. Spacious 13 x 22 dimensions allow for a sun-lit sitting area and a secretary. The master bath offers a custom vanity with hand-crafted glazed pottery vessel sink. The 4 x 6 shower is surrounded by imported tumbled stone and 3 function Grohe shower set with side spray.

| The former servants' quarters occupy the second floor. The original beadboard provides both charm and elegance. And the refinished fir floors are perfect for decorative rugs. The Victorian Room (14 x 16) has its own cozy 1/2 bath. Open the french window and the listen to the sounds of the sea.

| The Dorm Room acts as either a second master, a private apartment, or sleeping for 6. With over 400 sf, the large front gable provides a living room or a great spot for additional guests. The full tiled bath lets the sun in through a venting skylight.

Grounds and Other Buildings
|
The detached garage, summer bedroom, storage shed and natural landscaping define a private back yard. Four discrete patios provide vignettes for dining, sun-bathing, or cool relaxation. An original carriage door enables side access to the garage.

The over garage office (15 x 22) is wired to the central server and cable. The large desk is built-in. A gas fireplace provides heat. Three sky lights add natural light. The 13 x 14 summer bedroom has a separate patio. Cathedral ceiling with fan add ambiance. Around the corner is the lighted apres shower with changing room and sink.
