Parsons Farm is a unique 2 acre parcel of land bounded on one side by the Little River and includes the historic Parson's Pond, site of a thriving mid 1800's ice business. Within 1200 ft. of the Atlantic Ocean, Parson's Farm is part of the original Preble land grant which extended from York Village to Preble Point. Carefully sited on the property are two structures – the Preble House and the Parsons Homestead. From the street, one sees a classic New England farm – a simple home with attached barns. The homes view are oriented to the South and ocean and pondside views. While close in proximity, the homesprovide maximum privacy – from each other and the road. In the true Yankee tradition, they are built with a commitment to endurance, energy efficiency, and practical design.

The Preble House consists of the best of the old and new. The first structure was built circa 1670 as a ¾ cape. A pre-revolution addition included a small vestibule. Two els were subsequently added. As part of the total restoration of the original structures, a 2200 sf “attached barn” was added. The result is a 3500 sf 4 bedroom, 3.5 bath home consisting of totally new surfaces and systems.  Follow our tour or link directly to the photo album.


The c. 1670 cape has been returned to 2 large rooms and a center closet.  An entire new roof was constructed over the existing timberframe and is fully insulated (R-38) and vented.  A door to the "barn" addition enables the original house to be partitioned off.

The Keeping Room (18 x 19) offers a complete view of the structure of the original building. The 330 year old hand hewn beams are fully exposed as a cathedral ceiling with the original roof boards.   Although the random width wide pine boards are “new”, they are top-nailed with cut nails in the traditional fashion. The rebuilt wood burning fireplace has a slate hearth and shaker style glass doors.

The formal Dining Room (16 x 18) exposes the elements of the 1670 stucture – hand-hewn beams, corner kingposts, and reconditioned floor boards from the original loft. An original door leads to a rebuilt attic. Custom furniture pieces hide a kitchenette which allows the original structure and an adjacent bedroom/office suite to be set apart as a one-bedroom apartment.

Off the keeping room is a Private Suite (13x13) which can be used as a guest room or home office. With its own private bath with tiled shower and walk-in closet, the suite can combine with the keeping room to double as conference space or in-law apartment.


The kitchen (14 x 14) features tile floors and backsplash, a porcelain farmer’s sink, counter seating for four, pantry, and granite counters. Traditional colonial character is maintained with muslin finished cabinets, and pewter light fixtures. Double French doors leading to a 3-level cobble paved patio. Designed for optimal flow, the gourmet chef is never more than 2 steps to a counter. Bookshelves provide space for all your favorite cookbooks and the beverage cooler is racked for wine and/or beer. 


Commercial grade stainless steel appliances include:  36" Bosch 5-burner cooktop, Broan hood with warming lights, Bosch electric oven and microwave, Bosch ultraquiet dishwasher, and Amana French door refrigerator.

The Family Room (16 x 24) occupies the first floor of the barn addition. It is pre-designed (and wired) for home theater viewing. An el is available for casual dining or game table. The laundry and 1/2 bath are adjacent. French doors lead to a mahogany-decked balcony. Heart pine floors and natural woodwork transition from vintage to modern space.


The second floor consists of two large carpeted bedrooms (12 x 16), each with 6’ double closets. The large tiled bath has a double sink 6 foot custom vanity. The third floor master has a bank of 4 south facing windows with views of the Atlantic Ocean. One wall has 3 built-ins including 2 armoires each with 4 drawers as well as a TV cabinet.  The walk-in closet has a built-in vanity. The master bath has 6’ custom vanity featuring a double bowl cultured marble top, toilet nook, and full tiled oversized shower with frameless glass door.


Grounds

Secluded sitting areas, quiet viewpoints, and flowering trees describe the unique grounds surrounding the house. The pond when the Parsons family dammed the Little River in the mid-1850's as an ice manufacturing operation. A three level granite step patio with pavers is accessed by sliders from the kitchen or steps from the yard.
